Eastleigh BC: Cranbury Gardens

  • Commercial, Developments

This outline proposal was submitted by Landhold Capital Ltd for the development of a 1.62hectare site at Cranbury Gardens.

Instructed by Southern & Regional Developments, Claremont Planning submitted an outline planning application for the development of 49 dwellings at Bursledon, near Southampton within Eastleigh District Council. The site represented an opportune location for development, with existing built form occupying land directly adjacent to the proposal site. This included a Taylor Wimpey development to the north which was involved in the negotiations surrounding the application that resulted in resolving outstanding access issues.

Access was formalised via Claremont’s negotiations with adjacent developer Taylor Wimpey, which successfully resulted in the issue of an Access Agreement between the involved parties, guaranteeing unransomed access into the development site through the northern Taylor Wimpey site.

Claremont Planning successfully engaged with the Planning Authority to achieve a recommendation for approval. This included ensuring a comprehensive approach to access and design was ensured with neighbouring development. Claremont Planning also negotiated reductions of S106 contributions amounting to £300,000 to ensure development viability was not affected.
