Drayton Lodge, Daventry

Claremont Planning prepared and managed the submission of a Full application for 143 homes, which required Environmental Impact Assessment due to its relationship with a wider strategic urban extension at Daventry of 1,100 homes.

 

Instructed by Bellway Homes South Midlands, Claremont Planning prepared an Environmental Statement to inform the  full planning application for development of 143 dwellings to the south west of Daventry, Northamptonshire.  This proposal related to part of a much larger housing allocation, through which comprehensive delivery and masterplanning was required.

 

       

 

Preparation of the Environmental Impact Assessment was required due to proposal’s component of the wider allocation. The EIA Application was submitted to Daventry District Council in December 2019 following collation of work prepared between nine individual technical consultants.  Crucially, a separate access to the Bellway site was proposed and justified, despite it not being included within the site allocation.

 

Following extensive negotiations, the application received consent via planning committee following a complex negotiation of S106 contributions through an allocation wide Infrastructure Development Plan. The viability of delivering this allocated site has been scrutinised with education and contributions toward a pedestrian bridge reduced successfully.
