Changes to Planning Fees on 1 April 2025

On Monday 13 January, the Government published draft legislation outlining proposed increases to a range of planning application fees in England, scheduled to take effect on 1 April 2025. Full details of the draft legislation can be accessed here: The Town and Country Planning (Fees for Applications, Deemed Applications, Requests and Site Visits) (England) (Amendment and Transitional Provision) Regulations 2025

We recognise that this draft legislation can be challenging to navigate, so we have prepared a comprehensive summary of the key changes. Please see below a detailed comparison table, outlining the proposed fee adjustments for various planning applications:

Crucially, most of the standard application fees are to double such as for discharge of condition submissions and building operation works, whilst higher fee increases are proposed with respect to Variation of Condition fees so for Section 73 Variation of major development this is set to rise significantly to £2,000. Importantly, and following through maybe from the Government’s push to deliver new homes, there is no proposed increase of fees for residential dwellings.

If you require any planning advice or assistance with submission of a planning application prior to the fee increases on 1 April 2025, Claremont Planning would be delighted to assist.
