Following the grant of outline consent for 495 dwellings, Claremont Planning achieved Reserved Matters approvals for the first phase of housing and Local Centre on behalf of Pickstock Homes, agreeing detailed design for 90 dwellings, a Costa Coffee drive through, supermarket and Local Centre layout.
Claremont Planning were instructed by a Shropshire-based house builder, Pickstock Homes, to oversee the first phases Reserve Matter applications for their strategic residential site in Telford that benefited from outline permission. The site was previously occupied by a manufacturing firm within a large factory building owned by the client, with the phased delivery of the development alongside staged relocation of the factory crucial to the site’s devlivery.
The Reserved Matters submission focused on realising the details of the residential outline consent, with particular emphasis towards the ongoing use of the neighbouring factory which had not yet re-located. A careful balance was struck to maintain the function of the manufacturing premises whilst also preserving the amenity of the new residences until such time the manufacturing firm is able to re-locate following identification of suitable new premises.
Claremont Planning succeeded in achieving the necessary consents and discharge of conditions to allow the lawful implementation of the development.
